General information

We would remind all our guests that Kings Manor Farm is a working farm. Please be aware of the potential dangers of machinery and livestock. In addition there are large areas of open water with the river estuary, ponds and the swimming pool. Please ensure all children are properly supervised. If you are in doubt about anything please ask any of the farm staff or at the farm office, adjacent to the Lodge courtyard.

Arrival and Departure
Your cottage will be ready for you to take over at any time after 3.00 p.m. Please do not arrive earlier as time is needed to thoroughly clean and check between lets. If you anticipate arriving late, particularly during the winter months when it is very dark, or need assistance with directions, please call either the farm office on 01983 752347 or the farm mobile on 07766 954873.

Please vacate the property by 10.00am on your day of departure to give us time to prepare it for our next guests. Please leave it as you would like to find it and let us know immediately if there are any breakages.

Linen, Towels and Laundry
Please do not take towels out of the house to the pool or the beach.
There is a washing machine and tumble dryer in the pool house which you are free to use, please ensure that the area is kept clean and tidy.
There is a drying rack in the orchard to the south of the swimming pool.

Swimming Pool (Open 1st May – 7th September) –
There is shared used with our family, but our guests are welcome to make use of the heated swimming pool every day apart from Sundays. We would ask you to observe the following requests:-

No use of the pool before 10.00am or after 6.00pm. If you would like to use the pool or pool area after 6.00pm this can easily be arranged by consultation with the family. The pool is approximately 3’ at the shallow end going to approximately 8’ at the deep end.

Please ensure children are supervised at all times in the pool area.

The pool cover is operated by a very delicate mechanism and we would ask that this is only operated by adults. Please close the pool cover after use. The switch is located next to the window to the left outside the pool house, where you will see instructions for use.

Walking/ bicycling
We would ask you not to encourage members of the public to follow you in to the farmyard and also to remain aware of farm machinery and livestock at all times and close all gates. We have a good range of information on footpaths and cycle paths in the area.

Tennis
Use of the tennis court can be booked for weekday mornings in the Farm Office where there is also a supply of tennis balls available to purchase.

Dogs
Dogs are only allowed by prior arrangement (£20 per dog) and we would ask that they are not allowed upstairs or in any of the bedrooms at any time. They also may not be left in the house unattended at any time. They are not allowed in the swimming pool area. There are other dogs living on the farm so please be aware of these.

Gardens
Please feel free to use the apple orchard (excluding the vegetable gardens). The boundary of the apple orchard is at the top of the steps leading down to the lily pond.

Parking
When driving to and from the cottages please drive slowly and be aware of animals and farm machinery. For Kings Lodge guests we would be grateful if you would leave vehicles on the cleared areas next to the sheds as you first approach the farm buildings and yard.

Fire & First Aid
There are two fire extinguishers in the house, one in the kitchen and one in the bedroom upstairs. There is a small emergency first aid kit in the cabinet in the entrance hall.

The Farm & Estate
We would ask that children are supervised at all times around the farmyard and restricted from entering any of the farm buildings and particularly the areas with livestock. If you would like to see the milking parlour or help feed the calves the farm staff will be more than happy to help and this can be arranged through the farm office.
